  • Up to 75% LTV

  • Most urban centres in British Columbia

  • Owner occupied, Spec, Rentals, Vacation Homes, Mixed Use, and Multi family

  • Construction loans require: New Home Warranty, budget, plans, building permit, and builder resume

2nd Mortgages: 

  • Rates starting at 6.95% and 2% fee split

  • Up to 75% LTV

LEASEHOLD PROPERTIES

In a leasehold situation the purchaser is buying the structure and buildings (or portion thereof) while leasing the land. Does your client own a prepaid leasehold property or thinking of purchasing one? Many conventional lending institutions do not offer financing on these types of properties; however, we can help get the financing your client needs. We would be happy to assist you with any leasehold financing application. 

PARTIAL INTEREST LOANS

When two or more individuals are on title and one would like to borrow against their share of the property. For example: a father and daughter own a home and one requires funds. That partial owner can borrow against their interest in the property without the requirement of the other party to sign. REMEDIATED GROW-OPS

A remediated grow-op is when a property was used for the manufacturing of illegal substances but has been remediated and passed inspection by the local government. Typically these properties are sold at a discount and are valued as such for their past history. While these properties are attractive to buyers for their discounted price they aren't always easily financed by a bank; however, Alteman Financial Inc can get your client the financing they need if they are purchasing a remediated grow-op property.

Certificate of Pending Litigation (CPL)

Does your client have a CPL registered on title? Depending on the circumstances of the CPL Alteman Financial can still get your client financing. Mortgages registered behind CPL's are a great way for your client to get access to his/her equity when they need it.
